We opened the ceiling for access to the below plumbing on the top floor bathtub. We found no leak on the plumbing system but found a leak on the cracks near the baseboard and bottom rim of the tub. We recommend to remove the grout and seal with silicone. Customer was offered repairs for ceiling of the cracks but wants to look at other options for a possible other quotes. The service did not include to come back and patch the drywall. No warranty on anything due to us not touching any part of the plumbing system.
Only one faucet on well water New tank Leak fixed with water and well separation The black coming from the well system is three-quarter inch poly. Will need a three-quarter Barb adapter. You also need to grab three-quarter inch schedule pex fittings for the waterlines. Check pressure on the house line and adjust the water softener to the correct hardness. All work completed 8-9-22
Mr McArthur contact spark plumbing in regards to a flush amateur valve leaking in upstairs bathroom. Evaluation found union on stop valve loose and needed reseal and tightening only after multiple attempts to stop leak third attempt and third cleaning verified leak has stopped flushed multiple times. Want to present client options for replacement of these components due to water quality and age of units components are older style and need to be updated with newer versions this would require special order parts to be ordered through manufacture. Slight water damage in pantry below bathroom where toilet is located and was found by homeowners that noticed paddling water on countertop. No other issues at this time.
We came out to a possible water leak on the first floor from the shower upstairs. Could not get any water to come out. Possible humidity issue from condensate within the air supplies of the house. We also found the customer has a tankless water heater. We suggested and recommended maintenance services and adding an expansion tank on the water heater due to having a pressure reducing valve on the house line.
New gas line for range passed inspection, is hooked up, in place, and fully functioning.
We were called out for a hot water mixing issue in the master shower on the top floor. Remember the cartridge for the shower faucet has failed. We installed a new genuine Moen replacement cartridge. 6 month warranty on repair. Customers were also interested in doing some maintenance on the water heater. We flushed and filled the water heater with reloading the unit. Some debris came from the water heater. A water softener has been installed for most of the life of the heater. Water heater is in good working. No warranty on the water heater. We also noticed that there was no airgap on the water softener and reverse osmosis drain piping. We installed air gaps for both appliances. No warranty on the equipment.
Marvin Arida contacted Spartan plumbing in regards to water leak around light fixture in basement. Checked surrounding plumbing for any issues pulled the refrigerator out and verified supply hose is not leaking all is well after further looking into mechanical rooms air supply noticed water coming from make up air inlet ductwork. With homeowner verified ductwork is going to the outside and is free from any debris. condensate buildup within this 6 inch duct allowing condensate water to appear from metal joints. Client contacted his home warranty company and had me verify company address and trip charge issued to client today for the record. Quick evaluation was also performed on water heater and determined unit was from 2007 and presented client options for worry free warranty install from Spartan plumbing. Install includes gas, water, vent and safety pan to be installed per Ohio code and included a plumbing inspection done by Clark county.
Mr hakim Contact spartan plumbing in regards to hose Faucet leaking at front yard causing slight damage to wood and drywall in basement gym. Client main concern was repairing this hose faucet, presented options initially for access panel install and freeze proof hose faucet replacement, due to accessibility issues multiple holes in drywall were cut and unable to replace with access panel client understands and will deduct the cost of access panel install. Installed Woodford 17 post faucet with one year parts and labor warranty and cannot be responsible for first hose Fossett due to hose being left on unit during winter months.
Diagnosis on the leak for the shower. Will be able to offer repairs. Do research on the Kohler faucet that is dripping. Diagnosis on the existing water softener. After inspection of the shower leak, we found that the drain leaked at one time but is not leaking currently. The shower deal seams to have a bad seal that is leaching into the subfloor. We do not work on shower doors, we recommend to have the shower door inspection/ repaired/ replaced by a specialist. Customers do not want to move forward with repairing or replacing of the drain/ shower stall at the moment. After diagnosis of the water softener we found a few things. The float for the system had salt in the cylinder, we cleaned the salt out. Broke up the salt down in the bottom of the tank and stirred up the salt. We recommend to add 1-2 bags of salt after this service so it can replenish the salt. We found no other issues with three equipment. Any other repairs will have to be accessed after the fact if salt has not gone
Dev had us out due to issues with a Rinnai Tankless Water Heater. Upon inspection we found a couple different issues with the Tankless Unit. We also called Rinnai tech support and they also pointed out some issues. Unit was throwing up a code 12. The first issue is the Flame Rod. A different plumbing company came out a year ago and cleaned the Flame Rod and cleared a Code 12. This should not have been done since the gaskets on the Flame Rod Kit are a one time use gasket. Second issue is the gas line. The gas line is not properly sized for the unit. Between the Tankless Water Heater, High Efficiency Furnace, and Stove Top, the BTU count is too high. Third issue is the Intake is pulling air from the mechanical room. This is not ideal and potentially choking the unit with no enough air. An air intake needs ran to pull air from the outside. Forth issue is the condensate line does not have an air gap, Rinnai pointed out that this is an issue and not up to code. We will be back out to inst
